Now that you’ve found the perfect home builder and picked the ideal location to build your dream home, it’s finally time to get the process started! But whoa, not too fast. Before your team can even break ground you need to go through several steps. Let’s take a look at the five stages of the new construction home process for homeowners so you can be prepared when it comes time to build your dream home.

  1. Pre-Construction Phase

The first phase of purchasing a new-build home begins with the boring stuff. Building a new home takes so much more than just the actual construction. There are environmental factors, permits, availability of supplies and workers, and so much more that goes into building a home.

Before a builder can break ground, the proper approvals, inspections, and permits must be obtained. This can cause delays or lengthen the pre-construction process. Then, the building company must assemble an experienced team of architects and builders. Finally, the lot must be prepared. This includes clearing trees, rocks, and other debris plus, leveling for the foundation.

All of these steps, however, can only begin once you’ve been approved for home loans and signed all the official contracts and paperwork. On average, this entire process can take anywhere from 2-4 months.   1. Framing Meeting

It can be tough to wait months to see your long-awaited dream home and when you view it during your framing meeting, it definitely won’t look like the home you were dreaming of. During the framing phase, it will mostly just be a rough outline of your home, it likely won’t have the walls or plumbing fully installed.

However, this design review is crucial to ensure everything is correct and exactly how you imagined. You will meet with your builders to walk through the structural options you’ve chosen and give the okay before drywall is installed.  

  1. Final Walk Through

It’s here! It’s really here! You can finally view your dream home as it should look. Your builder will complete a variety of quality inspections before bringing you in to do your final walk-through and review.

Think of this walk-through as both an orientation to your home and as a last chance to correct any errors. Your building associate will show you how everything in your home works, from the garage door opener to the electrical panel and you get to make sure everything from the fixtures to countertops are correct.

It’s likely that everything will look perfect which means you can now sign off and move into your brand new home!
